Fred Napolitano, Chairman, has been a builder/developer in Hampton Roads since 1955. He has played an active role in the home building industry, including serving as past president of the National Home Builders Association. Fred has been involved in numerous community and civic endeavors, including the creation of the Virginia Beach Neptune Festival and is a founding member of the Virginia Beach Central Business District.

Richard Olivieri, Vice Chairman, was active in the real estate industry in the Hampton Roads area for over 40 years. He was involved in the local building industry, including being named the 1992 Home Builder of the Year by the Home Builders Association of Virginia and Realtor Emeritus. Richard was involved in many civic and social organizations and was a founding member of the Virginia Beach Central Business District.
Ramsay Smith, President and Principal Broker, joined Pembroke in 2003 and has more than 30 years of experience in asset management, acquisition and disposition activities, which includes various single-tenant net leased properties, local strip centers, office buildings, apartment communities and the redevelopment of a regional mall. His past experience also includes development planning, financial feasibility and due diligence, budgeting and scheduling and the re-positioning of assets. Ramsay was previously employed with Jones Lang LaSalle as Senior Vice President of Development. He has multiple industry affiliations, including member of the Board of Directors and Executive Committee for Towne Bank, Vice Chair of the Central Business District Design Review Committee, member of the Royal Order of the Virginia Beach Neptune Festival and member of Virginia Beach Vision.
Debra Guerrero, is the Chief Operating Officer for Pembroke Realty Group. Debra oversees the Commercial and Residential Property Management Divisions. She joined Pembroke's commercial property management team in 1984. Over the course of the past 39 years, Debra has been influential in the growth of the management portfolio. She holds an Associate Brokers license and is an active member of Commercial Real Estate for Women (CREW), the Building Owners and Managers Association (BOMA) and the Institute of Real Estate Management (IREM).
Karen M. Thompson recently joined Pembroke as Chief Financial Officer and Director of Human Resources. She is a CPA with over 20 years of experience in private industry and public accounting. Karen holds an MBA in Accounting from Florida Southern College and has earned the Chartered Global Management (CGMA) designation.
Travis Bode is Vice President of Development for Pembroke Realty Group and General Manager of Pembroke Square. His responsibilities include oversite of development projects, financing and asset management. Travis holds a Virginia salesperson license and is a graduate of the U. S. Naval Academy and retired after 20 years of naval service as an intelligence officer.
Lenny Burns, Vice President of Sales and Leasing and an Associate Broker, has been involved in commercial real estate leasing and sales for over 30 years. He has a BS in marketing and his past employment experience includes Cushman & Wakefield/Thalhimer, Great Atlantic Management and Olympia Development Corporation.
Mary K. Stott, Vice President of Marketing, has been involved in marketing and event management for over 30 years. Mary previously served as the Director of Marketing for Pembroke and continues to oversee the corporate marketing program in addition to her oversight of the marketing programs for Pembroke's residential and commercial property divisions.
Cole Werkheiser is a Senior Associate for Leasing and Sales. Cole has been working in the commercial real estate field for the past 10 years. His focus is on commercial sales and leasing, as well as tenant representation. Cole graduated from James Madison University with a BS in business administration with a concentration in marketing.
Sam Walker joined Pembroke's commercial sales and leasing team in 2012. He has a degree in economics and is a former Marine Lieutenant. Sam has more than 30 years in the information technology industry and over 20 years representing commercial real estate clients in the Hampton Roads region.
Stuart Wade joined Pembroke’s commercial sales team in 2018. Stuart has more than 30 years of experience in the commercial real estate field, including 14 years with The Nicholson Companies, working exclusively in the self-storage industry. Since 2013, Stuart has completed over $70 million in self-storage transactions.
Shonna Sullivan is the Senior Regional Property Manager of Pembroke’s Apartment Division. Shonna is a CPM candidate and Accredited Residential Manager. She is certified through the Institute of Real Estate Management, Fair Housing certified through the Commonwealth of Virginia and has an extensive background in property management and environmental drilling.
Eddie Sanchez is Director of Property Management in Pembroke's Commercial Property Management Division. Eddie is a retired Navy Senior Chief Petty Officer with 23 years of service. He has successfully owned and operated two small businesses, worked as a Career Developer Supervisor and an Employment Counselor.
Pam Terry, Senior Property Manager in Pembroke's Commercial Property Management Division, joined Pembroke in 2015. Pam has more than 18 years of experience in commercial and residential property management, leasing and accounting. She previously was employed with a local family-owned business and has been a licensed insurance agent.
Mandy Camillucci is a Property Manager in Pembroke's Commercial Division. Mandy joined Pembroke in 2015 and has more than 14 years experience in commercial property management. She has an Associates Degree in Paralegal Studies and is a U.S. Navy veteran.
Dan Haddock recently joined Pembroke Realty Group as a Commercial Property Manager. Dan has 10 years’ experience in residential property management as a Property Manager and Senior Leasing Consultant. Dan was born and raised in Virginia Beach and graduated from Old Dominion University with a Bachelors of Arts Degree in English.
